Background of the Study
Urbanization in Nigeria has been a defining trend over the past few decades, reshaping the country’s socio-economic landscape. As rural dwellers migrate to cities in search of better opportunities, urban centers expand rapidly, leading to significant changes in housing markets. Housing affordability, a critical issue for urban dwellers, is increasingly affected by the pace and scale of urbanization. The influx of residents into urban areas drives up demand for housing, often outstripping supply and leading to soaring property prices (Folarin, 2023). This phenomenon creates a dual-edged scenario where urbanization stimulates economic growth while simultaneously exacerbating housing challenges.
The dynamics of urban growth in Nigeria are influenced by factors such as population pressure, economic disparities, and infrastructural constraints. Many urban areas are witnessing a disparity between the growth of middle-class populations and the expansion of affordable housing options. As demand intensifies, the real estate market often becomes dominated by high-end developments, leaving low-income groups marginalized (Ibrahim, 2024). Additionally, rapid urbanization strains municipal resources, leading to a decline in service quality and further impacting the affordability of housing. The interplay between urban expansion and housing affordability is therefore complex, requiring an integrated approach that considers both economic and social dimensions (Okafor, 2025).
Moreover, urban planners and policymakers are faced with the challenge of balancing the need for modern infrastructure with the imperative to provide accessible housing for all socioeconomic groups. The trend of urban sprawl has significant implications for housing affordability, as peripheral areas may offer lower costs but lack essential services. Conversely, central urban areas, while rich in amenities, often come with prohibitive price tags (Folarin, 2023). This study seeks to explore these contradictions by investigating how urbanization trends are reshaping housing markets in Nigeria. By analyzing current data on housing prices, demographic shifts, and infrastructural development, the research aims to unravel the underlying factors that determine housing affordability. Insights from this study are expected to guide policy interventions and urban planning strategies that can mitigate the adverse effects of rapid urbanization on low-income residents (Ibrahim, 2024).
Statement of the Problem
Despite the transformative potential of urbanization, housing affordability in Nigerian cities remains a persistent challenge. The rapid influx of residents has led to an imbalance between housing supply and demand, resulting in significant price hikes and the marginalization of economically vulnerable populations (Ibrahim, 2024). High urbanization rates have contributed to overcrowded living conditions, driving many low-income residents to settle in informal and substandard housing. The resulting urban sprawl not only strains municipal resources but also creates socio-economic divides that undermine social cohesion (Okafor, 2025).
A key issue is the failure of urban planning policies to keep pace with the rapid growth of urban populations. The prioritization of commercial and luxury residential developments over affordable housing projects has led to a significant shortage of low-cost housing options. Furthermore, existing housing policies often lack the necessary mechanisms to adapt to changing urban dynamics, resulting in outdated strategies that do not address contemporary challenges (Folarin, 2023). This disconnect between urban development and housing policy exacerbates the affordability crisis, leaving a significant segment of the urban population with limited access to decent housing.
The problem is compounded by inadequate investment in infrastructural development that could support affordable housing projects. With limited funding and bureaucratic inefficiencies, efforts to expand affordable housing remain sporadic and insufficient. The interplay between urbanization and housing affordability thus calls for a critical examination of the existing policy framework and market dynamics to identify sustainable solutions that can bridge the gap between supply and demand (Okafor, 2025). This study aims to elucidate these complex relationships, providing a comprehensive analysis of how urbanization impacts housing affordability in Nigeria and proposing strategic interventions for a more balanced urban development approach.
